What every Atlanta STR operator should have set up before night one. Confirm exact rates with your CPA. Totals shift with county lines and ordinance updates.
$150 / year
Required to host legally. Apply online via the city portal, allow ~10 business days. Atlanta caps STR ownership at two properties per resident; one must be your primary residence. Post the STRL number on every listing (Airbnb, Vrbo, your direct site).
8% of the nightly rate
Airbnb and Vrbo collect and remit on platform-booked stays. For direct bookings off-platform, you register with and remit monthly to the City. Confirm collection in writing, you're still liable if the platform misses a filing.
~7–9% combined in metro Atlanta
The state portion is 4%; counties layer on 3–5% depending on jurisdiction. Register with the Georgia Department of Revenue and confirm in writing whether each booking platform remits sales tax on your behalf, collection varies by platform and by year.
$5 per occupied night (flat)
Statewide. Applies to every occupied night for stays of 30 days or less, regardless of nightly rate. Becomes exempt at night 31 (an 'extended stay'). Reported monthly to Georgia DOR alongside sales tax, due by the 20th of the month after collection.
Varies by jurisdiction
Fulton, DeKalb, Gwinnett, Cobb, and surrounding counties may add their own occupancy taxes, depending on the incorporated boundary your property actually sits in. Check the specific property address with the county tax commissioner annually.
