Best for · Higher-end Tamarindo-adjacent stays without the bar noise. Slower travel demographics.

Watch out · Playa Grande sits inside Las Baulas National Park, with development restrictions that vary by parcel. Pull the plano catastrado and confirm the zone before you buy. Some lots are uses-restricted in ways the listing photos don't show.

Best for · Wellness travelers, yoga retreats, design-led inventory, repeat affluent guests willing to drive the gravel.

Watch out · The road in from the highway is two hours of mixed gravel and pothole; the dry-season dust will eat your interiors. Nosara Civic Association reviews architecture, lighting, and signage at the lot level. Read the covenants before you build or remodel.

Best for · Design-forward operators, surf travelers, longer stays (workation crowd), the fastest-appreciating market in Guanacaste.

Watch out · Officially in Puntarenas province, not Guanacaste — but the operator culture and ICT rules are identical. The access from the Naranjo car ferry is one of the worst pieces of road in the region; budget for vehicle wear if you operate here. Power and water reliability remain real concerns in peak season.

Best for · Higher-end vacation operators, multi-generational family stays, owners willing to invest in a four- or five-bedroom build to capture peak weeks.

Watch out · HOA-administered developments (Pacifico, Reserva Conchal, etc.) often have STR rules baked into the master plan. Some communities require a minimum-stay length or limit per-year nights. Verify in writing through the developer or the HOA before closing.

Best for · Operators chasing year-round occupancy on a budget. Lower entry prices than the southern Guanacaste beaches. Families with elderly parents or young kids who can't handle a two-hour transfer.

Watch out · Heavy condo concentration with HOA STR restrictions in several Pacifico, Coco Bay, and Hermosa Heights buildings. Diligence each building's reglamento before purchase. The volcanic-soil water tables here mean some properties get reliable well water and some don't; ask, always, before you sign.
