Women's giant slalom + slalom. International ski media, athlete families, tour staff, sponsor delegations. ADR runs 2–3× a typical ski weekend. Inventory inside 5 miles of the base lodge gone by July when the FIS calendar is confirmed.

Resort village, Pico, Mendon, Pittsfield

The single richest revenue stretch of the year for most properties. Families book 7-night minimums starting in March of the prior year. Price into specific arrival days (Dec 22, Dec 27) not a blanket weekly rate; weekend arrival premiums are real.

Whole region

NY, MA, CT, NJ, and Quebec school breaks all hit Killington. Presidents' Day week in particular is the peak occupancy week of the year. 7-night minimums apply. International (Quebec, UK, Brazil) bookings layer in here.

Killington Resort base + surrounding

Multi-day OCR event drawing 10,000+ athletes plus crew, plus families. Mendon, Pittsfield, and Rutland inventory absorbs overflow. Group bookings are common; weeknight pre-race nights price up alongside the weekend.

Free outdoor concerts every Saturday afternoon at the K-1 base. Drives same-day Friday-into-Saturday arrival demand for nearby inventory. Marquee acts move ADR more sharply; check the lineup in May.

Killington Bike Park + Pittsfield-area trails

Killington's $60M investment in lift-served mountain biking has built a real summer audience. Weekend demand from bike groups (often 4–10 person stays) builds month over month from June through August. Properties with a hose, a bike-wash spot, and a covered porch rank higher in bike-trip searches.

K-1 Lodge plaza · Killington Resort

Long-running multi-day food + wine event. Weekend ADR lifts 25–35% within walking distance of the lodge. Pre-load it; pricing tools won't catch it automatically.

Pittsfield, Stoneholm Farm

Peak Races, the longstanding ultra-endurance series in Pittsfield, runs multiple events through September. Driveable demand from the Northeast endurance crowd; Pittsfield inventory premiums hold.

Stowe (90 min north), Sugarbush (60 min northeast), Okemo (45 min south)

Operators here often see overflow when Stowe or Sugarbush sells out a peak week, especially during the Quebec school break and Christmas. Keep your direct-booking site sharp; the call-around shopper is real money in February.
